Inn at Sawmill Farm

Pursuant to a Judgment Order, the Windham County Sheriff will be conducting a public auction of the Inn at Sawmill Farm, West Dover, VT. The auction will be held on June 25, 2018 at 10:00 a.m.


Sale shall be made to the highest bidder. To bid, potential purchaser must show evidence prior to the sale of a $10,000.00 deposit, in cash or certified funds, which must be paid by the Purchaser at the close of the sale, to be held by Phillips, Dunn, Shriver & Carroll,P.C. Trust Account. The balance of the purchase price shall be due andpayable within 10 business days after issuance of the Confirmation of Sale by the Windham Superior Court. The successful bidder shall sign a Memorandum of Sale for the purchase of the property. In the event the highest bidder does not tender the deposit and sign the Memorandum of Sale, the property shall be offered to the second highest bidder at the amount last bid by such bidder. The property shall be sold “AS IS, WHERE IS,” with no representations or warranties of any kind. In the event the Mortgagee is the successful bidder at auction no down payment will be required, except as provided in the aforementioned Judgment Order. The sale will be subject to all outstanding Town of Dover real estate taxes and other municipal liens and assessments, easements, options, restrictions, and covenants all as may be more fully set forth in the deeds of record. The sale is made subject to all terms set forth in the aforementioned Judgment Order. The sale may be postponed for good cause for a period of up to thirty (30) days, from time to time until it is completed, under the terms set forth in the aforementioned Judgment Order.
